What Does Leasehold Mean Exactly for Me?
You are the full owner of the villa, but you lease the land for an agreed period. With Serra, the lease is fixed for 30 years.
Which taxes do I have to pay in Lombok?
This depends on your chosen structure. By far the majority of Dutch investors invest privately: in that case you pay 20% withholding tax in Indonesia and receive a tax exemption in the Netherlands (Box 3). Do you opt for a business structure via your own PT PMA (Indonesian private limited company)? Then you'll be dealing with local corporate tax and the Dutch Box 2 levy on dividends. Whichever route you choose: our management ensures that all local payments are handled properly, so you can enjoy your returns worry-free.

What return can I expect with Serra Villas?

Based on the current market in Kuta, Lombok, Serra Villas targets a strong annual return, driven by rental demand, occupancy potential and the growing popularity of the region.

The exact return depends on villa type, occupancy, nightly rates and market conditions, but the concept is designed to perform as a managed investment property.

What are the costs for managing the villa?
For the full management of your villa, we charge a fee of 20% of gross rental income. With this 'all-in' service, we take care of everything for you: we handle the worldwide marketing, booking processing, check-ins, 24/7 security, and the complete daily maintenance of the villa and pool. This way, you enjoy a worry-free investment while we ensure your villa stays in top condition and performs at its best.
Does Serra arrange everything for me?
Absolutely. We offer a 'hands-off' investment. That means we do everything for you: from marketing and bookings on Airbnb and Booking.com to the maintenance, security, and cleaning of your villa.
How and when do I get my income paid out?
You receive a clear overview of occupancy and income from us every month. We deposit the net profit into your bank account quarterly, in the currency you prefer (for example, EUR or IDR).

Payment & Financing

What does the payment schedule look like?

We work with a clear schedule tied to the project's progress:

  • 10% upon signing the agreement (reservation).
  • 40% once construction officially begins.
  • 30% upon the final delivery of your villa.
  • 10% is paid from rental income or upon sale of your villa.
What financing options are available?

Serra Villas offers a structured purchase model. You pay 90% upfront in total, while the final 10% can be covered from the rental income generated after completion.

That means your villa starts working for you immediately after handover. Civilization occasionally produces a useful idea.

Sale & Use

Can I sell my villa again later?
Of course! The market in Lombok is growing fast. We can even offer the villa for sale on your behalf. Because we have professional photos and videos of the completed park, we can help you achieve maximum resale value.
Can I also vacation in my own villa?
Yes, it's your villa after all! You can stay in your own villa throughout the year. During your stay, you pay no management fees, only the contribution to the park's homeowners' association (VvE).

Construction & Security

Are there any unexpected costs involved?
No, we believe in transparency. On top of the purchase price, you pay 11% VAT and 1% notary fees. Furthermore, the villas are delivered fully furnished ('turn-key') and including all permits. So you can start renting right away.
Do I get a warranty on the construction?
Yes, upon delivery you receive a 12-month construction warranty for any minor defects.
How do I know how far along the construction of my villa is?
We keep you closely informed. Every month you receive an update with photos and videos of the construction site. This way, you can watch from a distance as your investment with Serra becomes reality.

Why should I choose Kuta Lombok and not Bali?
Bali is beautiful, but the market there is very crowded. Lombok is now in a phase of tremendous growth. With the new Mandalika circuit and the international airport just 20 minutes away, land prices are rising rapidly.
